Almost in all major cities in the developing countries, as well as in the
developed ones, residential buildings are characterized with high rise
apartments with high density. More and more high-rise residential
apartments are being introduced to the cities individually or in clusters. As
the apartments are increasing day by day, but their ability to provide
liveability in the consumers are decreasing. The people living in these
apartments are unable to interact with each other like they do in row
housing or low-rise townships.
Achieving sustainable environments and livability in and around these
residential buildings becomes a very challenging issue as in majority of
cases the focus in on providing more leisure, comfort and facilities to the
individual flats but not to the whole townships. They don’t have a common
space or amenity to socialize.
The factors that classifies the liveability of a residential project are built
and natural spaces, social stability and cultural, recreational and
entertainment opportunities. The buildings that relate the people culturally
and socially increase the liveability of that place community or township.
Better the Planning of entire project with more no. of common spaces and
amenities better will be the quality of living in that community.
The Real Estate Industry, is one of the biggest industries in India. The
necessity of this industry is inevitable as the growth of population will
need to live out its future in cities. But our current cities doesn’t have what it takes to absorb the influx & still run with efficiency. The solution is for India to plan & built a portfolio of newer & smarter cities. Cities that are
sensitive to environment & provide for the increasing urban/ global
One such future cities is Kochi, a planned city for a fast-evolving future.
Accommodation options in Kochi ranges from budget to luxury & variety
of amenities to cater its needs.
One such project is MARINA ONE, on the edge of the water in the heart
of Kochi, i.e., Marine Drive. Since, Kochi has many ports (around the
site), this residential complex won’t be only catering the needs of domestic high-end society but will also palate internationally.
Also, understanding luxury in different opinions & the complexity of the
land & responding directly to its unique context. Also, to study the needs
of the high end society & planning according to it.
Keeping in mind the humidity, Vertical Courtyards in the form of Landscaped terraces in each duplex are provided which caters the problem of humid climate of Kochi City. Creating more & more voids is suitable for humid climate of Kochi & also will gain prevailing cool breeze from the sea to prevent the excess of humidity caused by the waterbody.
The basic idea is to create twin towers rather than multiple buildings
as it will create obstacle essence which hinders the view of sea for each other. In this way, by providing only two buildings, every apartment will
achieve sea facing.
Also, duplex apartments are provided in a single building vertically.
These internal level provides the essence of luxury while residing in the apartments itself.
